ABOUT THE DEPARTMENT. The Community Development Department is located on the main floor of Village Hall, at 1 N Prospect Avenue. The Department is responsible for development plan review, permit issuance, and code inspection services for all new construction and remodeling projects.
The general types of improvements that require a permit are additions, commercial buildings and build-outs, decks, driveways, electrical and plumbing work, garages, in-ground irrigation systems, interior alterations, new houses, and signs.
The Department is headed by the Community Development Director, who also serves as the Building Commissioner and staff liaison to the Zoning Board of Appeals/Plan Commission, Downtown Design Review Commission, and Economic Development Commission. A full-time building assistant provides building permit and inspection scheduling assistance at the front counter and over the phone. The Department contracts with an architectural firm and an engineering firm for plan review services, and building, electrical, and plumbing inspection services.
The Department also handles all planning and zoning matters, including requests for variations, rezoning, special uses, subdivisions, business and contractor licensing, and the issuance of certificates of occupancy for new businesses.
